How It Works

Step 1

You will complete and sign an online Form designating Property Tax Reduction Guru as your representative, providing information about your property.

Step 2

We will send you a confirmation within two days after receiving your application. This confirmation acknowledges that we will be filing your tax grievance during the official grievance period January 2 to March 1, 2024.

Step 3

We will prepare market analyses of your property, file all the appropriate forms, represent you before Nassau County Assessment Review Commission, and will attend all meetings and hearings that may be required.

Step 4

The Assessment Review Commission generally takes between three to six months to review your grievance and render a decision. They will either reduce your assessment or deny a reduction but will NOT increase it. If your taxes are reduced, the savings will be reflected in the next tax bill.

Step 5

If your taxes are not reduced, we can file an appeal with the Small Claims Assessment Review (SCAR) of the Supreme Court, State of New York, and we will appear in court and present your case. Disposition of appeal may take several months due a very large number of pending SCAR appeals. If the appeal goes in your favor, the tax savings will be reflected in the next tax bill. If the tax bill has already been paid, a refund will be sent.

Remember that after all the work we do for you, if there is no tax reduction, there is NO FEE charged.
